Central Florida Vacant Home Protection & Home Watch

Central Florida vacant home protection gives seasonal residents, traveling homeowners, and owners of unoccupied properties a documented local system for scheduled condition checks while they are away. Real Property Management Alliances can check the interior and exterior, watch for visible water or HVAC concerns, verify basic security and access conditions, document findings, and coordinate approved vendors when an issue needs follow-up.

How Does Vacant Home Protection Work?

After our consultation and walkthrough, RPM Alliances will conduct scheduled home visits. Your home will be securely locked upon completion of these visits, and you will receive a notice of all results. If there are no issues, we will email you the visit date and time.

If an unfortunate event is detected, you will be notified via phone. Photos will be taken and emailed. After reaching out to you, we will happily contact your vendor of choice to schedule and make repairs. If you do not have a contractor of preference, we will arrange a visit with one of our own.

Vacant Home Protection

  • Observe landscaping, irrigation, drainage, and visible exterior maintenance concerns
  • Safely collect and secure packages, mail, and other deliveries when included in the service plan
  • Check interior temperature and humidity conditions and look for visible signs of leaks, moisture, or damage
  • Observe the roofline, gutters, siding, screens, doors, and exterior areas for visible storm or maintenance concerns
  • Check accessible faucets, toilets, sinks, lights, appliances, and other agreed property systems
  • Verify accessible smoke detectors, carbon monoxide alarms, and security systems according to the service plan
  • Check doors, windows, gates, and access points for visible security concerns
  • Look for visible signs of vandalism, theft, pest activity, or property damage

Extra Services

  • Pre-storm preparation coordination and post-storm condition checks
  • Scheduling of maintenance and repairs
  • HVAC, humidity, irrigation, or pool-service coordination when included
  • Meet and unlock the home for approved contractor visits

Step 1: Contact us!

There is no charge and no obligation. Upon initial conversation, a walkthrough can be scheduled to look at the home and develop and maintain a service plan with associated pricing.

Step 2: Beginning of Service

Our service will begin monitoring your home on the agreed date. A Real Property Management Alliances team member will regularly visit your home to conduct home checks and provide the services listed above.

After each visit, our team will send a report via email that outlines and details the condition of your home and any affairs that may have come up. Home visits can be made weekly, bi-weekly, or monthly, or we can create a custom schedule to your liking.

Pricing

Pricing for our vacant home watch service will vary based on the frequency of visits, the size of your property, the number of bathrooms, kitchens, appliances, etc., and any other unique features of your home that require checks or maintenance. Pricing and costs will be established during our no-fee walkthrough visit of your home so that you can clearly understand the services you receive. Give us a call!

The Real Property Management Difference

We provide scheduled local condition checks and documented follow-up while a home is vacant. When an issue is observed, the goal is to communicate clearly, provide photos when appropriate, and coordinate approved next steps rather than allowing small concerns to go unnoticed.

For repair and vendor coordination, review our Central Florida rental property maintenance services. Owners preparing a vacant rental for a new resident can also use our rent-ready checklist.

Central Florida Vacant Home Protection FAQs

How often can the home be checked?

Visit frequency can be established based on the property, owner needs, and service plan. Weekly, bi-weekly, monthly, or custom schedules may be available.

What happens if you find a problem?

The owner is notified according to the agreed communication process. Photos can be provided, and approved vendors can be contacted or given access when follow-up is needed.

Can you check a home after a major storm?

Storm-related condition checks and coordination may be included or added depending on the service plan, property access, and local conditions.

Is this the same as a professional home inspection?

No. Vacant-home visits are scheduled property condition checks and coordination services. Specialized structural, roofing, electrical, environmental, or other technical evaluations should be performed by appropriately qualified professionals.
